Letting Agents Blogs – waste of time?

Yes they are...    They are a waste of time if they don’t get you any more landlords to use your lettings agency. Do them correctly, and I guarantee they work, I guarantee they will get you landlords, but only if you blog in a way that attracts and interests landlords. For those of you who are still not sure what a blog is, in simple terms, they are kind of like a diary, but instead of writing on a piece of paper with 365 pages on it, this diary is on a computer screen, it’s just that that computer screen can be seen by someone else. I see many of you blogging in the lettings industry, some excellent blogs, some good and the damn right awful.   As a letting agent, if you want to grow your business, you need landlords to give you their rental properties to find tenants and to manage (obvious I know, but stay with me on this). You, Mr(s) Letting Agent, need to grab their attention of landlords (which is the easy part), but here comes the hard part, build up interest and

10,000 estate agency leaflets dropped for brand awareness

I was talking to an estate agent the other day, when he said, ’I really love what you say, about becoming the local property expert. I want to become the local property expert, the property guru of my town’, to which I replied.’ Great, tell me what you are doing to get that?’. He replied, ’Chris, I just had 10,000 leaflets delivered to my town’. ‘OK, Andrew (name changed to protect the innocent), what did the leaflet have on it?’. Andrew replied,’A5 leaflet, with our logo on it, saying free valuations, wonder what your house is worth, bullet points on the services we offer, yeah, something like that, primarily we have done it for brand awareness’ . If you think your estate or letting agency is suffering because you don’t have enough brand awareness, the solution isn't to drop 10,000 leaflets, because 99.999% of those will go straight into the recycling bin with the pizza and kebab leaflets. True the law of averages dictates that you will get one or two valuations,

Has anyone seen a proactive lister or valuer recently?

Why don’t estate agents look out of the window in the morning? ..Because they would have nothing to do in the afternoon... (I’m here all week kids!)   No, seriously ... but if you are a Valuer/Lister (whatever the job is called nowadays), ask yourself   this (if you are the Neg or Bossman/lady), what do you do between free valuations and take on’s?   What do you do between calls or meetings, be honest, do you automatically pick up the phone chasing old vals, hour in, hour out, day in, day out. Do you AUTOMATICALLY   jump in the car and drop leaflets, sold in street, even some (for the brave) door knocking prospecting? I had a colleague who worked in the sister office in the next town along. When we were both valuing in the 1990’s, we were both young Valuer’s, and there was only the phone and the mailing list to get the listings. I was a good Valuer, my converstion rates were good, but this guys numbers just went through the roof. I asked over a pint of lemonade Shandy at
