Landlords are Cynical!


…and they will only believe what you can prove.
 
Shalom fellow letting agents. Landlords, no in fact everyone, in this world is cynical. We don’t trust our politicians, council officials, teachers, police .. so Mr Letting agent .. you are down there with the double glazing salesman and wait for it, estate agents .. because everyone thinks letting agents and estate agents are the same and tar us with the same brush. In life  but also in lettings, trust is at an all time low and that is very bad for you Mr(s) letting agent. Some letting agents might think it’s OK since conceivably they can get away with things they could not before, but this is incorrect. It’s still bad, because true business relationships are always built on trust.

You see when you start on the long path of landlord farming, you don’t get one piece of business for four or five months. While you tirelessly go and talk about the local property market every day in your newspaper or newsletters or local property blogs, you must expect never to be believed the first time, second time even the fifty third time. And you must not expect anybody to believe anything you say unless you can prove it.

Landlords may be cynical but they still desire trust. They still frantically want to have partners in their property who will tell them the truth and keep their promises. If you can do this, you’ll keep your landlords for a long time, and you’ll pick up a lot of landlords from companies who do not keep their promises. But we have a chicken and egg scenario .. how do you prove trust without meeting the landlord in the first place? Well that’s why I am here. I coach letting agents in the techniques, even myself and my team doing lots of the hardwork for you.

How do I prove ‘landlord farming’ and how, I, Christopher Watkin am trustworthy? Well look at my Linkedin profile and see all the testimonials from fellow agents about the system and about myself .. then why not ring them up, all of them so you can see they aren’t made up. Then decide for yourself. Why, because what if am I correct and can increase a lettings business by 15%, 20% and in some exceptional circumstances, 30% in 12 to 18 months?

If the lettings market is only growing at 5% a year, then another agent in town is going to take properties off other agents, because that is what it does, it makes landlords swap agents, and that could be from your lettings agency? Or you can carry on treading water .. choice is yours Mr(s) letting agent.

One of my earliest clients are Professional Properties in Derby and Burton. Look what Simon sent back to the boss (the name of the agent he bypassed has been blacked out to protect the innocent) ...

His colleague at the Burton office just published this on Facebook .. if you take the time to look at the Rightmove stats for yourself, they have been the No.3 agent in Burton for years but over the last couple of months they have been steadly getting more new rental listings each week ....to a point in last four weeks for new stock .. this is what has happened!
