Advertorials can get you more houses to sell (its not just for landlords)

Today, I want to look the articles I write (or I can teach you to write) and the different ways you can present them (apart from the newsletters, advertorials and blogs).

I believe the farming technique can used for potential house sellers (estate agency) as well as landlords for renting. We are currently running some tests up and down the UK and, whilst its still very early, some agents have already had business after six weeks (although I think it will be more like six months before it really kicks in). The farming technique is 100% tried and tested and proved to work, for home owners, well lets just say, I will report back at Christmas. (if anyone wants to know what and how we are doing the tests for house sales - pick up the phone and we can have a chat - number below)

So how they can you attract new new vendors to sell their house with you? Easy, get inside their head that you are the main  sales agent in your town before they want a free valuation? How? Talk about something that is interesting TO THEM? What's interesting to a home owner? Their local property market  (not coffee table magazines stuffed with every property listing with a sold triangle in the bottom right hand corner). For example, Ian Watson from Agent Media uses the information in a very clever way to produce info graphic leaflets and fillers and web advertising like this. Ok, lets get back to you letting agents. Here is another article to attract landlords (not home owners for selling). I have changed the names and locations, but apart from that, it shows how to construct the article
Gregory Park in Haywards Heath– the place to buy a buy to let? 
A couple of weeks ago I had a couple pop their head through the doors of my offices on Rose Road in Haywards Heath (opposite Sainsburys). They live in Brompton, near the Golf course, and wanted to pick my brains on buying their first buy to let property in Haywards Heath. They were particularly interested in the Gregory area of Haywards Heath, around the Country Park.
Therefore, I looked at Gregory Park as a whole. There are 2,205 people living in 806 properties in the area of which 356 of the properties are detached, 203 semi detached and 128 town houses (the remaining being apartments). However, it is the home ownership percentages that really got me interested, as it is this information, tied in with our intimate knowledge of the market, where we can match tenant demand to an under supply of rental properties. In Gregory Park, of those 806 households, 465 of the properties are owned and 159 are privately rented, meaning it has one of the highest percentages of private renting in Haywards Heath at 19.6%. For saleability, it’s excellent as since 1999, there have been 501 property sales on the development, but interestingly, only on 201 of the properties (meaning 300 households haven’t moved since the turn of the Millennium). 
But what about demand from tenants? Looking back at the 41 properties that have been let in Gregory Park since January  2014, the average time it has taken an agent to find a tenant has been 24 days. With such excellent demand from tenants, could this be the right area to purchase your next buy to let investment? 
Therefore, if you are considering buying a property for investment in the near future, as I don't sell property, I am always happy to give you my considered opinion on which property to buy (or not as the case may be) to give you what you want from your investment. So the classic four part story. Section one sets the seen and eases the reader into the second section. The second part shows some real meaty facts that landlords and home owners love. The saleability is a particular favourite, which landlords love, as it shows you know your market.  Its always important to remember that vital third section, and this works out the average length of time it takes to find a tenant in a particular housing estate, finishing with the final bit and a subtle call to action.

The advertorials are not designed to make a landlord buy a property but to make contact with you - which is what the 'landlord farming technique' is all about. Interestingly over the last few days, we had had a couple of 'landlord farming 'courses on the landlord farming techniques.The courses teach you how to farm landlords, write articles like the one above and if you do it right, increase your lettings fee turnover by 20% to 30% a year. The one day course is £500 + VAT per person and you will be taught the techniques. They are ideal for new start letting agents who have the time but not the budget to implement the techniques OR letting agents who love to work 'on'  their business (instead of working 'in' it)

Finally,  if you don't have time to come the course or carry out the techniques (writing articles and blogging etc), allot of larger agents ask me to do it for them. It's not cheap, but like most things in life .. you get what you pay for!
